A little over a week ago, I attended a 3 day Leadership Branding for Direct Selling hosted by Mark Hoverson at the Venetian Hotel & Casino in Las Vegas. Among the VIP presenters where, Mike Klingler, Ann Sieg and Internet Rock Star, Brian Fanale.

In Part I, Mike Klingler revealed the importance of implementing a Cash Flow Model on your way to Marketing Funnel Mastery. He mentions the process flow from the Lead Capture Page to initial lead follow up, to creating a connecting and ultimately building a relationship. How does a Firefighter from Albuquerque New Mexico, married with three kids become a Main Street Marketing Machine success story?

Fireman Mike reveals how Traffic Geyser has changed his life, business and his family’s life. Like most of us, his family is the reason why he does Main Street Marketing Machine and the rewards for marketing the solution have enabled Mike to start a college fund for his kids.

So what did Mike do to achieve success using Main Street Marketing Machine? Mike did research, created a video, created a free report, submitted a video, screen captured the results, shot pitch page, created a sales capture page, sent an e-mail and collected a check. In short, he applied the concept of attraction marketing to earn his first check which was $5000. The power of Main Street Marketing Machine is that all of the tasks are copy and paste.

So how did he find the niche. Fireman and Marketing Coach Mike performed a Google search, used the Google ad words keywords tool and asked his friends how they would search if they were using Google to find a painter in Albuquerque New Mexico.

To shoot the Videos, Mike uses a program called One True media and he went to IStockPhoto.com and created the Free Report on how to avoid getting ripped off from an Albuquerque house painter. Fireman Mike focused on his customer’s pain which in this case is avoiding getting ripped off and he provided a solution in the form of the free report.

In the video he made promises that he answered in the report. Mike then submitted the video using Traffic Geyser and created the audio podcast with his URL at the beginning of the video description page.

Fireman Mike also created a pitch video. The pitch video addressed who he is, why customers should listen to him, the fact that his video has already ranked better than all of the competition combined, the exclusivity benefits of working with him and the fact that working with him will deliver results and leads. He knows how important it is to use the basics. Here, it is attraction marketing. Mike’s a firefighter and people call him when they need help he doesn’t call them. This business resonates with that philosophy.

Fireman Mike sends his prospects to the lead capture page asked them to enter their name and e-mail and he quickly calls them back and they are literally blown away at the efficiency and power of the system.

He then sends an e-mail with the subject line: “I will only work with one painter in your industry.” The body of the e-mail says, “Hi I’m Mike. I will only work with one painter in your industry. If you have just five minutes, this will change your business.” Go here: he provides the hyperlink and he is done.

He then sends the e-mail to multiple painters and includes all of their e-mail addresses in the “To” field, to let everyone know that he means business. He operates from the frame of reference that it is a privilege for them to work with him as the system will change their business. The bottom line is these businesses need us and we don’t need them.

The results were that he sent that e-mail at 2am and by 6am, he had four painters that had responded. One of the painters offered to give him a check before they met. That deal closed for $5000. Within 15 minutes the Albuquerque painter received his first lead from the Internet. A few days into the campaign, the painter received a call from a firm in New York that wanted a quote to have all of their offices in Albuquerque painted. Mike’s biggest deal to date has been a $13,000 project.

So you want to build a successful Business. Then I say, you need to SELL. SELL is an acronym for becoming a Student, attending the major Events, Learning your craft and becoming a Leader.

A great student has a pad and pen in hand, jotting down nuggets of knowledge to improve their skills, to get an edge all of the time.

I had the pleasure of interviewing MLM Leaders Mike Klingler and Brian Fanale. Brian Fanale stayed way beyond the conclusion of the event granting picture requests and one on one interviews covering any topic that leaders threw at him. Brian introduced to the general audience a new Go To Meeting Marketing strategy that I asked him to preview during the interview with him which will also be posted at Learn With Mario Garcia, very soon. I also asked Brian to reveal his favorite marketing strategy.

Let’s begin with 3 Factoids on closing a sale.

1. In the traditional sales scenario, 80% of your prospects will say no to your initial offer to purchase your product or service.

2. Pareto’s Principle, also known as, the 80/20 rule says that 80% of all of the sales are closed by 20% of the salespeople.

3.  Whenever two people are having a conversation, one is buying and the other one is selling.

Recently, I attended a My Lead System Pro, MLSP Webinar for MLM Leaders, hosted by Jeffrey Combs from Golden Mastermind Seminars, where he covered some key points on the Psychology of Closing a Sale.

Everyone starts off nervous and apprehensive until you develop your skills, talents, inspiration, as you learn how to sort people and become a professional.  Let go of perfection, let go of worrying about the outcome, learn how to get over yourself and get in the game.

The biggest challenge is going to be overcoming your left brain because it is always going to drive you to do whatever you have to do to avoid pain.  Get leverage on yourself by focusing on the pain you will experience if you do not take action.

The picture and frame of reference that ought to resonate in your mind regarding the Psychology of Closing a Sale is the of James Bond, 007.  It does not matter what situation James is in, he is cool, prepared, extremely confident and absolutely sure that he is going to get the girl; in our case, the sale.

People buy from people they know, like and trust.  In order to get some one to like and trust you, you need to connect with and build rapport with that lead or prospect.  The reality is that master closers focus on becoming master connectors.  They connect and do not sell. If you get one thing from this post have it be, Master closers focus on becoming master connectors, they connect and do not sell.

So how do you do that?  You learn to ask questions, question that establish a connection.  You see, people don’t care how much you know until they know how much you care. Focus on their needs and the solution to those needs.  You start with small talk based on fact finding and rapport building.

Use FORM, Family, Occupation, Recreation, Message to guide you through the topics to cover in the conversation.  Listen for the curious versus the serious and ask genuinely caring questions to establish and develop that connection.

Closing the sale is in art form and you start closing early and often with trial closes in the form of caring questions that get them to say yes, over and over again.

People want to be led and they want leadership. Apply these principles and you will be the leader that provides solutions to their problems by connecting and closing.
